How the BluePrint Platform Actually Works

Estimate the benefit. Understand your options. Start your study with BluePrint — BluePrint assigns the specialist team that fits your property. BluePrint coordinates the process end-to-end.

Step 01

Directional Estimate

Enter property type, basis, and placed-in-service date. BluePrint returns a directional benefit estimate in about 60 seconds.

The estimator uses property-type reclassification averages and current depreciation rules — including permanent 100% bonus under OBBBA — to produce a directional number. It's not a study, not tax advice, and not a commitment. It's meant to help owners and CPAs decide whether cost segregation is worth pursuing further.

Step 02

Educate & Organize

Understand whether cost segregation makes sense, what documents are needed, and how the process actually works — before any commitment.

BluePrint walks owners and CPAs through fit, timing, required documentation (closing statement, contractor invoices, plans, photos), and what the deliverable will look like. The goal is to arrive at a specialist engagement already educated and organized — not learning on the specialist's clock.

Step 03

BluePrint Assigns Your Specialist Team

BluePrint assigns the specialist team in the Partner Network that fits your property type, size, and complexity.

Every specialist team in the BluePrint Partner Network meets a documented methodology, documentation, and audit-support standard before receiving assignments. One engagement letter, with BluePrint — covering scope, fee, and audit support before any work begins.

Step 04

Study Prepared by the Assigned Specialist Team

The assigned specialist team prepares the study to the network standard — component analysis, IRS classification, QC gate, and audit-ready report — under BluePrint's engagement letter.

The specialist team performs component-level analysis under IRC §168 and Treas. Reg. §1.48-1(e)(2), classifies assets into 5-, 7-, 15-, 27.5-, or 39-year recovery periods, documents gray-area positions in writing, and produces an audit-ready engineering report. Licensed PE sign-off is engaged when risk triggers are met.

Step 05

CPA Delivery & Ongoing Coordination

BluePrint delivers the report to the CPA, tracks the engagement in the partner portal, and coordinates any post-delivery questions with the specialist team.

The report is delivered with a CPA transmittal memo. BluePrint tracks status in the partner portal and coordinates any post-delivery questions between owner, CPA, and specialist team. BluePrint stands behind every study it delivers — the specialist team that prepared it provides the technical response, and BluePrint coordinates the process so clients and CPAs are never left chasing answers.
